OAS Development Awards 2015 Winners


The winners of the OAS Development Awards 2015 were announced at a special ceremony at The Grange Hotel, near St Paul’s in the City of London.

Representatives from across the industry, including the OAS, West End Agents Society, and City Agents’ Club, gathered to celebrate the CHIEVEMENTS from around the country.

The awards are given by agents and recognise excellence in office development, sustainability and transactions across the wider UK and City of London and West End markets. Gyles Brandreth was a highly entertaining guest speaker and the awards were co-hosted by Liz Hamson, Editor of Property Week.

2014 Winners

Best Development outside Central London

This category is open to speculative and bespoke developments and refurbishments completed between January 2013 and December 2013. Speculative schemes will be judged on their architectural qualities, flexibility and attractiveness to institutions: bespoke developments will be judged on their design and how well they meet specific occupier requirements on a pre-let or forward-sale basis

Best Deal Outside Central London

Open to all leasing or owner-occupier transactions completed in England, Scotland, Wales and Northern Ireland between January 2013 and December 2013. Judging criteria will include size and profitability.

City Development of the Year

Nominations are invited for speculative and bespoke developments or substantial refurbishments completed between January 2013 and December 2013 in the EC1-4, E1, E14 and SE1 postcode areas.

City Deal of the Year

This award is open to leasing or owner-occupier transactions (or groups of transactions) completed in the EC1-4, E1, E14 and SE1 postcode areas between January 2013 and December 2013.

West End Development of the Year

Nominations are invited for speculative and bespoke developments or substantial refurbishments completed between January 2013 and December 2013 in the West End.

West End Deal of the Year

This award is open to leasing or owner-occupier transactions (or groups of transactions) completed in the West End between January 2013 and December 2013.

Overall Developer of the Year

Awarded to the UK’s best developer, based on developments completed between January 2013 and December 2013. Developments must be in England, Wales, Scotland and Northern Ireland.

Sustainable Achievement

This award recognises the developer or fund that has made the best use of innovative technology and sustainable practices to reduce its project’s carbon footprint. The judges will look at specific initiatives, supporting documents including the EPC, BREEAM rating and sustainability statements, and the benefits to both occupiers and the environment.

 

2013 Winners

Best Deal Outside Central London

Winner: Drum Property Group

Judges comments: “A hugely impressive string of pre-lets totalling over 300,000 sq ft at increasingly impressive rents and lease lengths with minimal incentives. This has in effect led to the creation of a new office district for Aberdeen.”

Best Development Outside Central London

Winner: Wakefield Council and English Cities Fund

Judges comments: “A superb combination of creative and effective design which enhances the historic urban context this building sits within. The overall feel is one of an efficient, light and motivational workplace delivered at outstanding value.”

City Deal of the Year

Judges comments: “Size does matter.... and the sheer scale and size made this the city deal of the Year. A superb result which has kick started a number of subsequent transactions in a difficult market place. A phenomenal result all round.”

City Development of the Year

Winner: Derwent London Plc
Property: 4- 10 Pentonville Road

Judges comments: “They have done it again, simple but very effective attention to detail and the building has been transformed into a product that proved to be just the Ticket!”


Highly commended in this category was the Harlequin Building – Rockspring & Moorvale

Judges commented: “A very close 2nd for this building and the judges were impressed with the clean floorplates and excellent natural light.”

West End Deal of the year

Winner: Derwent London Plc
Property: Burberry at 1 Page Street

Judges comments: “This transaction was the largest traditional pre-let deal in the West End during the course of 2012 and re-emphasises Burberry’s commitment to Westminster following their headquarters move there in 2007. The building will not only provide sustainable office space but is being designed to meet the bespoke requirements of a major international fashion brand. For that reason the judges felt it was a deserved winner.”

West End Development of the Year

Winner: Crown Estate & Stanhope
Property: AirW1

Judges comments: “Air W1 provides 180,000 sq ft of high quality and sustainable office space, together with a significant improvement of the surrounding public real. Along with the sustainability credentials, and the quality of the space provided, it was this significant transformation of the streetscape, local area and improved local amenities that convinced the judges that Air W1 was the winner of an extremely closely run category.”

Judges comments: “This building leads the field in showcasing an impressive range of market leading technologies and considered passive measures. A great example of developer and occupier working together closely with a long-term view on sustainability.”

Winner: The Crown Estate & Stanhope
Property: Air W1

Judges comments: “Air W1 has built on the Art Deco features of the original building, enhanced them and combined that look and feel with modern office accommodation. Offering 180,000 sq ft. of high quality, sustainable office space, together with a significant offering in terms of retail and restaurant space. The pedestrianisation of Glasshouse Street has ensured a superb approach to the building. As previously highlighted it was the significant transformation of the street scape, local area and improved local amenities that convinced the judges that AirW1 was the overall winner."
